The process with us is fairly simple but does require some documentation from the buyers end before we can accept such a challenge.
1. Buyer and Broker (us) need to fill out and sign an NDA and
Non-Circumvent agreement
2. Buyer and Broker (us) need to sign a brokering agreement which gives us
exclusive permissions to search for property on your behalf.
3. Buyer provides broker with some type of proof of funds, nothing too intrusive
but something that shows you are capable of closing a deal of the magnitude
specified
by you or your group.
4. Buyer provide Broker (us) a written guideline or specification as to the
ideal property for the project. It needs to be fairly in depth and should
include access, electric
requirements, proximity to airstrips. type of
construction, number of floor, density of construction (units) and any other
pertinent information.
5. Buyer provide broker with a target price for such a property
6. Buyer deposits 1.5% of target price into brokers account to be used for
expenses. All expenses will be meticulously documented and deposit is 100%
refundable if we
do not produce the subject property within 120 days of
receiving said deposit. If subject property is produced within budget and 90% in
accordance with buyer written
needs, and buyer does not exercise the purchase
option, the deposit is forfeited in favor of the broker.
